Where do I even start? Cliff was fantastic!!! He was literally out at the house in less than 30 minutes after I scheduled the inspection. He is extremely thorough and is happy to discuss everything as he's doing the inspection. He is very kind and personable and an overall pleasure to work with. We were referred to Home Inspection Solutions by our realtor, who highly recommended them. Being new to the area and not having had any experience with any other home inspectors in the area, we put our trust in the "professional" and used them.

I opted to arrive at the end of the scheduled inspection, in order to do a walkthrough and review the items found during the inspection. When I arrived, Cliff was nearly done with his inspection. As we discussed his findings, I requested that we physically go to each item so that I could see it directly for myself. While walking around, I noticed several items that would normally be included on a home inspection report (I have had numerous home inspections done over the years, so I am quite familiar with many of the types of items that tend to pop up on inspection reports). As I identified these items and asked about them, he repeatedly told me that he had not noticed them, but would be happy to include them on the report, if I would like.

We continued this for some time, and it soon became apparent that Cliff's inspection had not been as thorough as it should have been, especially for the premium price that he was charging (almost double what I have paid for inspections, previously). I actually ended up performing a majority of the inspection myself, pointing out defects to the inspector and requesting him to take notes to include on his report. At one point, he even told me that he didn't know the age of the water heater, because it didn't have a date of manufacture printed on the label -- So I had to explain to him how to use the serial number to determine the approximate date of manufacture.

As we wrapped up, I asked him if he had noted any issues with the well. He said that he had been unable to locate the well head, so he had not inspected the well. So rather than call my realtor (he had her contact information) and ask her where the well head was on the property, he just decided that he wasn't going to check it out at all! So we went for a walk together, and found the well house, which was located behind the next door neighbor's house (apparently it was a shared well, but that wasn't disclosed by the sellers prior to the inspection).

He failed to notice a sagging ceiling running the length of the living room (previous water damage), didn't even look at the garage door (I had to make a special request that we inspect the door, opener, and safety functions, then go do it myself while he watched). He reported that the caulking on the windows along the back of the house had dried up and needed re-applied. When I went to look at the windows, I found that the brick facade had actually separated from the windows, leaving a huge gap between the windows and the brick -- it was foundation movement, not dried caulk!

Cliff was very nice, very friendly. But he was definitely not the best home inspector I have used. I am sure that the realtors love recommending him, because his reports come out so clean that the deal goes through without any messy repair negotiations. Had I not done so many home inspections before meeting Cliff, I am sure that I would have been thrilled with his report. Fortunately, my experience has taught me many of the questions to ask and things to look for.

If you want a nice, agreeable inspector who will provide you with a timely report showing nothing but a few minor items (potentially missing a number of larger, possible deal-breaking items), and cost is not a concern, Home Inspection Solutions might be for you. But if you want a thorough and accurate inspection that might help you identify items that may end up costing you a lot of money, I would look elsewhere.
