I have been using Property Vista since January 2020. I have found it to be the greatest tool I have. Once the tenants were educated on how to use this tool they have found it easier to communicate with the office 24/7, no matter what their schedule was. I have found that this program allows me to maintain communication with tenants, fast response to work orders, addressing tenant concerns, communicate building and special events paperless as well as dealing with numerous management requirements through out the day. This program has been a God sent.

Property Vista is not as advertised. Buyer beware.
This software solution is not quite the solution it claims to be. Features are half finished and did not save time as they said it would. Even something as simple as an integrated email system is a painful mess to work with. The return on investment just isn't there. Having to use their workarounds to achieve simple tasks takes more effort than it's worth.

The user interface is buggy, unresponsive and not at all intuitive.

If you are looking into this software, ask them to show you how the software works and make them walk you through the features you need for your business. Don't be fooled by their big promises and fancy slideshows.

We paid their annual fee instead of monthly and now regret this. Once we found that the software was not for us we requested a refund (Before training was complete) and were flatly denied. This is quite shortsighted on Property Vista's part as we may have returned to use their services in the future once they added the features we requested, but there is no chance of that now.

TL;DR
They will make you jump in with both feet and by the time you realise it's quicksand, it's too late. Avoid this one.

Property Vista reached out to us in November to try to sell their software to us.

Sales representative Andrew Mitchell did a decent job highlighting features we were interested in, but failed to do a deep dive on the full scope of the software. They did agree to provide us with access to a test environment before signing up, however the environment they provided was completely broken, they would not, or could not, provide the correct permissions, and there was no test data populated. After signing up we were shown an example of their working test environment, yet we were never provided access to test beforehand, and this was never addressed or fixed.

Property Vista Software – We found the interface to be outdated, clunky, and not user friendly. There is no proper App to go along with the software (other than a few maintenance functions, which are severely lacking), search functions are awful - ultimately into 6 weeks of onboarding and training by the Property Vista trainer, our team collectively decided that this is not a good fit for us.

Misrepresentation - I think its important to note that it seems the companies that they advertise on their website as their clients do not actually use Property Vista software to run their business. This is definitely misleading, and not how it was presented during the sales pitch.

Customer Service - After we've advised Property Vista that we will not be moving forward with their software, I had followed up with them about four times to get a refund. They have now blocked my email from being delivered. This is beyond unprofessional, unethical, and quite embarrassing way for a company to behave. When I reached out to address this issue by phone I was greeted by someone who identified himself as "Paul", who said "I'm just a guy that answers the phone, we all work from home, so I can't just walk up to someone in the office.” Bottom line, they do not even have customer service department.

BEWARE.

Based on other reviews - clearly we're not the only ones with this experience.

This company has no integrity.

When they wanted to close the sale and get us to subscribe to the annual plan, they promised a 90-day opt out option so that we could have a peace of mind.

Before signing the agreement, I texted their sales director to re-confirm that the remaining months would be refunded should we decide to opt out after 90 days (see attached screenshot).

We evaluated the software and decided that it's not a good fit for our company. So we requested for a refund for the remaining 9 months.

They declined our request and stopped responding to our messages from that point on.

Our lawyer sent them a demand letter to refund the remaining $8,059.50 as the 90-day opt out option is also in the executed agreement. Sadly, they simply ignored our lawyer as well.

This is a company that values $8,059.50 over its reputation. That really tells you what kind of company it is.

This software unlike what we (Stress Free Property Management) were told during the sale pitch by Andrew and course of training is absolutely not for companies managing individual properties. For example before we signed up, we spoke with one of the team who confirmed that the system generates client statement automatically, what we learnt later is that the system does not send them out, your clients/landlords (most of who do not have the time and thats why they use a property manager) either have to log into the system to check the status of their property financials or we have to manually download and email them statements. For multi building management, who have a dedicated full time person only working on this software maybe this would work (Property Vista say it themselves in response to one of the complaints below). The system is too cumbersome to work with and customer service is too much of a process to deal with, you can only communicate via email, there is no help desk you can call and get a quick answer to your question while using the software. They ask for full years payment up front as likely know that people will want to back out at some point and hence will not see a refund. I endorse and confirm what the other one star reviews state. BUYER BEWARE.

Property Vista is the best system I have used while being a property manager! I’ve worked with many but hands down this is the best one. It’s user friendly- easy to navigate, each to train and understand. It has a wide range of capabilities from purchase orders to leases to tenant files! Would highly recommend to all companies!

I applied for an unit with Wilstar with a guy named Avinash. To apply I should pay the first month. Asked them for a “deadline” for an answer since I was on rush and checking other units. I called, emailed, texted and no one gave me any replies. So, more than 10 days later, they simply emailed me an congratulations and took my money. I told them that I canceled my application since no one gave me any answer. A week later they told me that will send my first payment by check. But that was a 17,76 fee and they don’t want to refund me.

They said:
“Web payment fees are not refunded by Wilstar as this is a fee associated with Property Vista and the respective financial institution.”

I don’t care! I want all my money back!

My property management company switched vendors and I've been trying to get property vista to refund my bill payment since September. They didn't transfer the funds to my property manager and they won't respond to requests from my bank to initiate the refund. I've called, left voicemails, emailed, and nothing. They're just keeping my money.
