This is a corporation that happens to own a majority of the rental properties in YK and the North.
As such; the rents are high. The building services are low (since covid weekly cleaning have turned into pouring bleach in the stairwells and moping the lobby).
The security is lax, the repairs are non-existent, and it takes an insane amount of pushing to have anything done.

All and all, it is not a great place to live or a great company to deal with.

Two young professionals with stable and good paying jobs, good references from employers and current landlord provided, and a co-signer with near perfect credit... application denied because of bad credit from one of the applicants and not willing to work with us in any way. But apparently drug addicts and criminals are so much better tenants. I have heard nothing but bad things about this company from locals and wouldnt even bother trying to rent through them based on that but they are the only leasing company in town for apartments and townhouses so we had no choice.

I have had a leak in my unit for the last 4 years, with no repairs or actions taken to rectify the leak. When spring melt happens water leaks from many spots in my roof, through light fixtures and smoke alarms. This year water started pooling inside of my walls and into the carpet leaking large splashy puddles in my hallway, master bedroom and bedroom of my 1.5 year old.

When trying to communicate with the Regional Property Manager, there has been little to no responses to my emails regarding the issues inside of my unit.

To call this office and hear the message “It’s a great day at Northern Properties where across Canada we are providing people with a place to call home”!!!! You would think that if you were paying upwards to almost $2000 per month you would have a nice place to call home to invite family and friends in!!!! Well that is not the case! I wish that I could attach the photos of ceilings collapsing throughout my unit; coming down through electrical outlets.! After countless maintenance requests nothing...not even a call! The response I get from Emergency contact number is: “we will try our best to get to it” Did you not comprehend “electricity & water” 😡

I lived in Ptarmigan apartments and it was great! Some of the highlights included:

-A grassy area below the balconies always had many convenient cigarette butts that I could harvest when I couldn't afford to buy a pack.
-Easy access to retailers of every type of narcotic that I wanted; some of them sold right out their windows!
-Fun neighbours who knew how to party all night long. Woo!
-Frequent building-wide activities were a big plus; I particularly enjoyed the "4 AM Fire Drill" which happened about once every two months.
-One vintage washing machine/dryer per floor of the building; sometimes they even all worked!
-There were often armed residents patrolling the hall, which surely scared off any criminals who might have otherwise come to rob the building. Great community!
-Presence of human effluence in halls and stairwells guaranteed to impact your health, resulting in more frequent sick days!
-Insufficient parking spaces, likely intended to encourage residents to go green and use more eco friendly modes of transportation.

Overall I can't recommend this experience enough! Best year of my life!

Hands down the worst group I have ever rented from anywhere in the country. 90% of their properties are in terrible shape, the “24hr on-call security” is non-existent (it’s run from a call centre down South and those agents couldn’t care less) the leasing agents are liars who will tell you one thing to your face and then deny it at a later more convenient date, cleaning is non-existent (I moved into two different units that were not cleaned at all, even after giving them a week to clean the first one I still came back to the same dirt piles in the same places). The maintenance staff let themselves into our second unit without giving any notice and rummaged through our home (moved stuff in my garage, opened my toolbox and picked thru it, rummaged through the closets including the one in our bedroom, they were only there to drop off a garage door opener). When you complain about anything you’re either ignored, told you are wrong or sent a nasty reply from the relations manager. Do yourself a favour, don’t even entertain renting from them, and if you do when your lease is up run as far and as fast as you can away and don’t look back.

Still can't believe that we rented ONE bedroom apartment for almost a year at Niven Dr. for $1750 with leaked toilet, dishwasher, broken buzzer, horrible maintenance service (I even showed one of the maintenance technician how to install balkony door blinder after his 45 mins of trying). The weirdest thing is parking lot under the balconies so don't be surprised finding your windshield cracked and glass bottle or someone's BBQ tongs fell from someone's balkony. The heating was on entire summer in the hallway so it was 40 °C...
Overpriced for the place in the middle of nowhere, but I understand that some people up north have no choice.

I would appreciate if the workers don’t lie about the rent to people. When I went there to ask about the rent I always provided all the documents they have asked for and when I was ready to rent the place they only ignored me and when I went there again in person they told me nothing is available.
Great to have people and rent companies like this here..
