A pile of backfill has been left on the grass for close to 2 years. Damage to the common element and lawn from a repair job last summer have not been fixed. Zero communication from the property manager. Amanda Boakes is apathetic and dismissive when this is brought to her attention. Wilson Blanchard is ignoring their legal obligation to maintain and repair the common element of a condominium to its original standard.

Extremely Disappointed with This Property Management Company

Our maintenance fees were increased by 12.14% this year, yet nothing has been fixed or improved. The pool remains closed due to “repairs”, and two of the buildings don’t even have a concierge. As a result, multiple packages have been stolen, and when issues arise, the only way to reach management is by email, with slow response.

There have also been several car break-ins, but when residents ask for security footage to share with the police, we’re told we need to pay extra, as it’s “outside of regular service.” On top of all that, we just received another special assessment due to “higher than usual water consumption.”

This company is more focused on collecting money than providing proper service or security. I’ve even avoided buying another property solely because they manage it.

Be very careful — I would never recommend this property management company to anyone.

Francesca Di Tomaso, Property Manager at Wilson Blanchard, has been very responsive and proactive at addressing and fixing multiple issues over the past 2 years. It has been great to have a property manager we can rely on to get things done.

I had an outstanding experience working with Francesca Di Tomaso as my property manager. From the very beginning, Francesca demonstrated a level of professionalism, attentiveness, and care that truly set her apart. She was always quick to respond to any questions or concerns, offering clear communication and practical solutions.

Francesca’s attention to detail ensured that everything was handled efficiently, and she consistently went above and beyond to make the process smooth and stress-free. It’s rare to find someone who is not only highly skilled but also genuinely invested in providing excellent service. I can't recommend Francesca highly enough — she is a true asset to her field and someone I would absolutely work with again in the future.

Terrible experience dealing with this company and would not recommend. Our condo manager Francesca Di Tomaso is condescending & would rather use rhetorical questions, tactics to evade the problem at hand, rude remarks, then actually take the time to figure out the issues in our building (Moda in Waterloo) We have been in building since it was built and initial issues have still not been resolved. Building has been riddled with car break-ins in both the above ground parking and the secure parking garage which she addressed by stating her car has been broken into as well. We have repeatedly had homeless people sleeping in garbage room and front entrance, making it uncomfortable for my girlfriend to walk around building safely. Residents have consistently been parking in visitor and owner spots making it impossible to have guests over as parking lot is full 24/7. Francesca has addressed one vehicle even though dozens have been reported. Building features such as front entrance fobs, garage door, and outside doors consistently stop working on about a weekly basis leaving tenants unable to park or enter building. Outside maintenance is terrible, all winter long there are 2-3 foot snow drifts throughout parking lot that got cleaned once, and in summer there are 4 foot tall weeds in all flower beds bordering road. Lastly, reaching out to Francesca is met with snarky responses and no follow up. Asking to talk to her manager or giving written message to condo board are met with no response. I’m not sure if the issue is with Wilson Blanchard Management or with Francesca Di Tomaso who manages our building. I've had a mixed experience overall, but I want to highlight how helpful Francesca Di Tomas has been as our property manager. Despite my earlier frustrations with the company's customer service, Francesca has consistently been responsive, professional, and proactive in handling requests and resolving issues. Her support has made a difference, and I truly appreciate her dedication.

This has been the worst property management experience ever. Since last year, we’ve had no heat in the winter and no AC in the summer. Every time we complain, they blame the units and try to charge us for small things instead of actually fixing the issue. When it comes time to actually resolve anything, they either delay it or suggest ridiculous “alternatives.”

For heating, they promised it would be fixed by this coming summer, but we’re still freezing with no solution—and they haven’t even provided an alternative heating option in the meantime! Last year, I reported multiple leaks, and instead of fixing them, they gave excuses like “tenants must be spilling water.” Surprise, surprise—last month, a pipe burst, flooding the entire first and ground floors! And what was their response? “Talk to your insurance.” Why should we be dealing with insurance when the fault is 100% on their mismanagement?

On top of all this, they’re always looking for ways to charge tenants for small, unnecessary things instead of taking responsibility for their own failures. They refuse to acknowledge their mistakes and just make excuses while we suffer through extreme weather conditions.

To make things worse, whenever we call the reception, the female staff talks rudely, as if we owe them money, and sometimes even hangs up the phone in our face. The lack of professionalism and respect is just unbelievable.

Avoid renting any condo or commercial unit managed by this company. They are unreliable, dismissive, and only care about collecting money while ignoring their responsibilities.

I've had the pleasure of working with Lori-Ann Saroli at Wilson Blanchard for the past year as a condo member. From the beginning, Lori-Ann has been very professional, responsive and committed to maintaining the property at a high standard. Any maintenance issues are addressed promptly, communication is always clear and courteous. She makes sure the property owner's concerns are addressed in a timely manner. I find Lori-Ann Saroli and Wilson Blanchard Property Management to be very trustworthy, dependable and a pleasure to work with.
